How to Get Licensed in Tennessee

Complete the 60-hour Basic Principles of Real Estate pre-license course.

Pass the Tennessee licensing exam administered by PSI (120 questions, 70% on each section).

Complete the 30-hour Tennessee Course for New Affiliates (required before the license is issued).
- 4
Get fingerprinted through IdentoGO (service code 28TZ99) for the TBI/FBI background check.
- 5
Obtain Errors & Omissions (E&O) insurance and find a sponsoring firm/principal broker.
- 6
Submit your affiliate broker application to TREC with the application fee (within 6 months of passing the exam).

After You Pass: Keeping Your License
First renewal, post-licensing, and continuing education
Tennessee affiliate broker licenses renew every two years and require 16 hours of continuing education, of which 6 hours must be the TREC Core Course and 10 hours may be approved electives. The 30-hour Course for New Affiliates is completed before initial licensure rather than as a separate post-license course.
